Do you work in English?
Yes. Everyone on our team speaks English, and we also work in French and Spanish. Calls, emails and the portal run in your language, and we explain statements, budgets and resolutions so you can decide with confidence.
Are you more expensive than other property managers?
Often, yes, and we say so openly. Our fee pays for contacts who respond, an engineer’s review of every quote, and resolutions that get implemented. A single renovation commissioned without review can easily cost more than the fee difference over years. We state the exact price in a written offer after the inspection.
Do you also manage outside Nuremberg, Fürth and Erlangen?
Yes. We manage across Franconia, for example in Stein, Zirndorf, Oberasbach, Schwabach, Herzogenaurach, Lauf an der Pegnitz, Röthenbach an der Pegnitz, Feucht, Schwaig, Heroldsberg, Cadolzburg, and in the districts of Nürnberger Land, Fürth, Erlangen-Höchstadt and Roth. Every offer is preceded by a property inspection.
Does the fee differ by city?
Not by city, but by property. What matters is the number of units, year of construction and condition: a small association in a period building costs more per unit than a large new development, because inspections, quote reviews and preparing resolutions take more time per unit.
Can we meet you in person before instructing you?
Yes, and we insist on it. Before every offer, we inspect the property together with the advisory board or the owner and look through the documents. Without our own impression of the building fabric and the resolutions, we can neither name a price nor assess what the association faces in the first year.
We have properties in several cities. Can that run under one contract?
Not for WEG management: each association appoints its manager by its own resolution, so a combined contract isn’t legally possible. For rental and individual unit management, yes: one contract, one statement and one dedicated contact.
From what property size do you take on?
For WEG management, from 4 units up to large developments. For rental and individual unit management, from a single flat.
Where are owners’ meetings held?
Close to the property, not at a head office in another city, and in the evening if you prefer. Non-resident owners receive complete documents and a proxy form in advance.
