About Ravenica

About Ravenica: property management in Nuremberg, Fürth and Erlangen

We manage the way we want our own buildings managed.

Ravenica grew out of managing our own properties in Nuremberg and Fürth. Founded by an engineer who can assess building services and building fabric, and built with a team that brings experience from law firms, estate agency and construction defect management.

Engineering

Technical assessment by our founder

We assess building fabric, building services and renovation quotes in-house. For major works, we support tendering and acceptance.

Digital

Digital, where it saves time.

Someone who can assess a renovation quote on its technical merits manages differently from someone who only passes it on. So we automate the routine, with software and AI where they genuinely help, and put the time saved into technical matters, cost reviews and conversations with you.

01

One inbox, no searching

Whether via the portal, email or phone, your request lands in the same system, with the property, its history and who’s responsible. You don’t have to explain your building again every time.

02

Invoices captured digitally

Receipts are read automatically and assigned to the right accounts. That speeds up the annual statement and makes every item traceable back to the original.

03

Quotes compared

We record items and unit prices in a structured way, so discrepancies stand out before a contract is awarded. The technical assessment we do ourselves.

04

Property knowledge in one place

Maintenance, inspection deadlines, defects and photos are attached to the property rather than kept in people’s heads and inboxes. That holds even when someone is on holiday.

Decisions are always made by a person. Software prepares, flags anomalies and documents; responsibility stays with your contact person.

How we work

How we work day to day.

Quotes get read

A contractor quote never goes to the owners’ meeting unchecked. We look at items, quantities and unit prices beforehand and raise anything unusual openly.

On site when it matters

We look at properties ourselves: at takeover, before major works and when damage is reported. How often that’s needed depends on the building, not a calendar.

Prices are fixed in advance

The basic fee and all additional fees are set out in the offer before you sign. Anything in the annual statement was discussed beforehand.

Files anyone can take over

Every file is structured so that another manager could continue it without asking questions. That especially helps an advisory board that’s new to the role.

Open rather than reassuring

If something takes time or is unclear, we say so, with the current status and the next step. An honest interim result is better than a date nobody can keep.

Frequently asked questions about us

Which area do you cover?

Nuremberg, Fürth, Erlangen, Schwabach and the surrounding area: the Nuremberg Metropolitan Region. If your property is a little further out, get in touch anyway; we’ll tell you openly whether we can reach it ourselves when needed.

Who is my contact person?

A named person, plus a deputy who finds the same property knowledge in the system. Both are listed in the portal and can be reached directly.

Do you use AI, and what does that mean for me?

We use digital tools and AI for routine tasks: capturing receipts, sorting requests, preparing documents, spotting anomalies in quotes. Assessments and decisions stay with people, and we process your data in the EU.

Are you taking on new associations?

Generally, yes. In the initial call, we tell you openly whether we can take on your property well and when a clean handover is realistic; better a slightly later start than a bumpy one.

Are you a certified manager under § 26a WEG?

Yes. Certification under § 26a WEG is in place. We include the proof with every offer and send it unprompted, together with the draft resolution, to associations planning a switch.
