English-speaking property management in NurembergProperty management in Nuremberg that writes back.
English-speaking property management in Nuremberg for owners’ associations, landlords and investors: responsive, technically skilled, and resolutions that get implemented. From period WEGs in the Südstadt to apartment complexes in Langwasser.
The advisory board writes. The manager stays silent.
The riser renovation has been postponed for three meetings.
And the reserve falls short again.
Many associations in Nuremberg have had the same manager for decades, and a list of open issues to match. We work through it: with a technical assessment, clear draft resolutions and a status you can check at any time.
You can’t tell good management by its fee. You can tell it by how little you have to deal with, and by how well your property holds up.

Your property
From period buildings to new builds.
A late-19th-century association in the Südstadt, a post-war block in Langwasser and an infill development by the Wöhrder See need completely different management. We assess every property technically first, before we talk about budget and reserve.
up to 1918
Late 19th century and period buildings
Südstadt, Gostenhof, St. Johannis: timber-beam ceilings, old risers, damp basements, sometimes listed façades and windows.
Works bundled and planned over years, instead of special levies out of the blue.
1948–1970
Post-war reconstruction
Langwasser, Schweinau, Eberhardshof: concrete repairs on balconies, window replacement, new heating. Often large associations with decades of accumulated resolutions.
A tidy record of resolutions and a renovation roadmap you can vote on.
from 2000
New builds and infill
Underground car parks, lifts, ventilation, heat pumps: many maintenance and inspection contracts, often with warranty periods from construction still running.
Defects reported in time, before the warranty expiry costs you money.
In Nuremberg, we manage in areas including Südstadt, Gostenhof, St. Johannis, Wöhrd, Mögeldorf, Schweinau, Eberhardshof, Langwasser, Ziegelstein, Eibach, Gibitzenhof, Steinbühl, Maxfeld, Gärten hinter der Veste.
Switching managers
A new manager in Nuremberg? Easier than you think.
As long as resolutions get implemented and statements arrive on time, there’s nothing wrong with a long-standing manager. When that’s missing for good, switching is easier than most advisory boards assume. We deliver the resolution pack before your meeting, without obligation, and plan eight to twelve weeks so documents and accounts are handed over in order.
1
Resolution pack
Draft resolution, invitation text and comparison table for your meeting.
2
Resolution
The association decides by simple majority; no special reason is needed.
3
Handover
We request documents and accounts from the previous manager, with a deadline.
4
Stocktake
Inspection and file review at the start, so you know where your property stands.
Issues we’re currently preparing and implementing for associations on the ground.
Preparing heating replacement and Buildings Energy Act (GEG) duties for a vote, including subsidy eligibility
Smoke detectors: maintenance and documentation duties under the Bavarian Building Code, documented for the board
Drinking Water Ordinance: Legionella testing for central hot water systems
Duty of care: winter service, tree checks, playground inspections, the most common liability gap in older stock
Separating maintenance from modernisation, so cost allocation and tax line up later
Balcony and façade repairs in post-war buildings: tendering instead of a single quote
Frequently asked questions about property management in Nuremberg
How much does property management cost in Nuremberg?
It depends on the number of units, year of construction and condition, not on the city. We’re rarely the cheapest manager in Nuremberg, and don’t aim to be: our fee pays for contacts who respond, an engineer’s review of every quote, and resolutions that get implemented. We state the exact price in a written offer after the inspection.
Do you work in English?
Yes. Everyone on our team speaks English, and we also work in French and Spanish. We explain statements, budgets and resolutions in your language.
From what size do you take on a WEG?
From 4 units, from a period association in the Südstadt to a large apartment complex.
How quickly do you respond to damage?
Damage reports take priority. For minor repairs within the agreed budget, we instruct a specialist firm directly, without a round of queries, and let you know when it’s done.
Can we switch managers mid-year?
Yes. What matters is the owners’ meeting resolution and the term of the existing management contract. We provide the draft resolution and the letter to the previous manager.
How high should the maintenance reserve be for a period building in Nuremberg?
Usually well above the commonly quoted formula values, which assume a new building without a maintenance backlog. We derive the reserve from a multi-year maintenance plan for your property, so it’s justified and ready for a vote.
Who is liable if the annual statement is wrong?
The association approves the statement; the manager prepares it. If an error stems from a breach of the manager’s duties, the manager is liable, which is what financial loss liability insurance is for. Every manager should be able to show its cover on request.
Your property in Nuremberg deserves more than management by the book.
