WEG management

English-speaking WEG management in Nuremberg, Fürth and Erlangen

An association that decides – instead of debating.

We manage your owners’ association (WEG) in English, so meetings are short, resolutions get implemented and the reserve matches the condition of your building.

What you get

  • You save time

No chasing by phone, no meeting in three attempts. You see in the portal what is happening, in English, and only decide when there is something to decide.

  • Meetings that reach a decision

Every item comes with costs, options and a recommendation, explained in English beforehand. You decide the first time, not the third.

  • Resolutions that get done

Every resolution gets a deadline and a responsible person, and you can see how far along it is.

  • Statements you can follow

Service charges, reserve and costs laid out so you can see where the association stands and what it can afford.

  • Refurbishment in one pair of hands

From planning and tendering to acceptance, we represent the association towards planners and contractors – with technical expertise.

  • Emergencies around the clock

Burst pipe, heating failure, storm damage: through the emergency number, a contractor is sent straight away, at night and at weekends too.

  • Everything traceable

Every case documented, every receipt digital – and still easy to find three years from now.

In practice

How our WEG management works.

Three things owners notice day to day in good WEG management: reviewed quotes, resolutions that get done and maintenance with a plan.

01

Quotes checked by an engineer

Before a quote for the roof, façade or heating goes to the owners’ meeting, an engineer checks quantities, items and prices and makes the quotes comparable. So the association votes on figures that add up, not on whichever quote arrived first.

02

Resolutions with a deadline and an owner

After the meeting, work is commissioned, not postponed. Every resolution gets a deadline and a responsible person, and the advisory board and owners can see in the portal how far along it is.

03

A reserve that fits the building

We plan maintenance over years and align the budget and maintenance reserve with it. Major work comes to the meeting with notice, not overnight as a special levy.

Certification

Certified WEG management under § 26a WEG.

At Ravenica, your association is looked after by certified managers. The title is protected by law: it requires a passed examination before the Chamber of Commerce (IHK) or an equivalent qualification. A management company cannot award it to itself.

Under § 19(2) no. 6 WEG, every owner can demand that the association appoints a certified manager. We meet that requirement. We include the proof with every offer, and associations planning a switch receive it with the draft resolution.

Scope

What we take care of

  • Budget and annual statement
  • Asset report for all owners
  • Invitation, chairing and minutes of the meeting
  • Register and implementation of resolutions
  • Service charges, reserve and reminders
  • Insurance and claims
  • Managing caretaker, cleaning and winter service

  • Working with the advisory board (Beirat)

Charged separately are, for example, additional meetings, supervising major refurbishments and court proceedings for arrears. What that means for your property is set out in the offer.

Frequently asked questions about WEG management

What does a WEG manager do?

A WEG (Wohnungseigentümergemeinschaft) is the association of all owners in a building divided into condominiums, comparable to an HOA in the US or a block with a managing agent in the UK. Its manager handles everything concerning the common property: owners’ meetings, budget, annual statement, reserve, maintenance and implementing resolutions. Ravenica manages WEGs in Nuremberg, Fürth and Erlangen, in English.

Can you handle our WEG in English?

Yes. Our communication with you is in English: phone, email and the portal. We explain budgets, statements, quotes and draft resolutions in English before the meeting. The official documents stay in German because they bind all owners; on request, we add English summaries.

Ravenica is a young company. Can we trust you with our association?

Yes – and you take little risk. The founder is an engineer and owns a flat in a Nuremberg WEG himself, every association is looked after personally, and services and price are fixed in writing beforehand. If you are still not satisfied, your association can remove its manager at any time by simple majority.

Is our association too small for you?

No. We take on associations from 4 units, and small associations receive the same scope of service as large ones. A minimum fee applies to small properties, which we state in our offer.

How much does WEG management cost at Ravenica?

That depends on the size, age and condition of your property. So we look at it first and then quote a fixed price – in writing and including all additional services, before you decide.

How does switching managers work?

The association removes its current manager by simple majority and appoints the new one at the same meeting. We prepare the draft resolution and invitation free of charge. Handing over all documents and accounts usually takes eight to twelve weeks.

Does our manager have to be certified?

Every owner can demand that the association appoints a certified manager; the only exceptions are very small, self-managed associations. Ravenica is a certified manager under Section 26a WEG.

Is the advisory board involved?

Yes, and we value that. The budget, annual statement and larger quotes go to the advisory board before the meeting, so no questions are left open and the meeting is over sooner.
