Asset management

Asset management in Nuremberg, Fürth and Erlangen

Well managed is not yet well steered.

We treat your property as an investment: rent development, cost structure, maintenance strategy and exit timing – with figures that stand up to a bank.

What changes for your portfolio

  • Two pages instead of binders

A quarterly report with key figures, target-actual deviations and open decisions. You see where your portfolio stands without doing the maths yourself.

  • Figures that stand up to a bank

Rent roll, cost history, investment plan and scenarios – prepared so you can use them in financing talks.

  • Property management under control

We set targets for the day-to-day manager and check whether they are met – even if another firm does the management.

  • An honest exit recommendation

Which measure raises the income value, which only preserves the structure? And we say so if, in our view, a property should be sold rather than refurbished.

In practice

How our asset management works.

A portfolio doesn’t gain value through good management alone, but through decisions based on figures.

01

The income levers in your portfolio

Rents below market, non-rechargeable costs and maintenance without a plan usually cost more than any fee negotiation saves. The portfolio analysis shows where your biggest levers are.

02

Rent development that gets done

We review the rent index and leases, implement adjustments within the legal framework and follow them through to the booked rent, even if another property manager is responsible.

03

Maintenance as an investment

Which measure increases the income value, which only preserves the fabric? The investment plan orders measures by effect and timing, with figures that hold up in a financing meeting.

Frequently asked questions about asset management

What does a real estate asset manager do?

An asset manager steers a property or portfolio economically over the entire holding period: rent strategy, cost and income planning, investment decisions, reporting and preparing purchases and sales. The property manager executes; asset management decides what pays off. Ravenica offers asset management in the Nuremberg Metropolitan Region.

From what portfolio size is it worth it?

In our experience, from about ten units or three properties. Below that, good rental management with an annual strategy meeting is usually enough.

Do you work with another property manager?

Yes. Asset management sits one level above property management. We define targets and reporting duties and check implementation, regardless of who manages.

How is asset management billed?

The ongoing mandate as a share of net rent, analyses and checks individually at a fixed price. We confirm the exact terms in writing after a first look at your portfolio.

You buy in the region yourselves. Isn’t that a conflict of interest?

It can be, so we handle it openly: if we are interested in a property we look after for you, we say so in writing beforehand, don’t act as your adviser in the same transaction and provide an independent valuation. Selling to us is never a condition of a mandate.
