Inherited property

Inherited a property in Nuremberg, Fürth or Erlangen

You don’t have to decide everything alone.

An inheritance rarely comes at the right time. Add questions about tenants, condition, taxes and co-heirs. We secure the property, give you an overview and support you to the decision that is right for you – without pressure.

What we take off your hands

  • Immediate relief

Keys, meters, post, documents: we take on the first steps while you deal with more important things.

  • Facts for all heirs

Condition, market value, rental income, refurbishment costs – prepared the same way for everyone. That often takes the heat out of the discussion.

  • One contact for everything

We coordinate with the notary, tax adviser, contractors and co-heirs, so you don’t have to.

  • A decision without pressure

Keep, sell or sell to us: we lay the options side by side. Selling to us is never a condition for our help.

In practice

Inherited a property: how we support you.

The first weeks after an inheritance often decide how much of a property’s value is kept.

01

The property is secured before you decide

Keys, meters, insurance and existing tenancies: we take the first steps so that no damage and no loss of rent occurs while the estate is being settled.

02

The same facts for every heir

Condition, market value, rental income and refurbishment costs, prepared the same way for all co-heirs. That takes the heat out of the discussion and makes a fair decision easier.

03

One contact instead of five

We coordinate with the notary, tax adviser, contractors and co-heirs. And we set the options side by side: keep, sell or sell to us, with no pressure either way.

Three paths, one contact

Keep, sell – or sell directly to us.

  1. Keep and let

We take over management, put the property in good technical order and ensure stable rental income – even if you live far away.

    To management →
  2. Sell on the market

Realistic valuation, documents, marketing and support through to the notary.

    To selling →
  3. We buy it ourselves

Fast, discreet, no stream of viewings. Useful when co-heirs want to settle quickly.

    To direct purchase →

What we take on straight away

So nothing is left undone while you sort things out

The first weeks after an inheritance often decide costs that can’t be recovered later.

  • Securing the property, recording keys and meters
  • Checking insurance cover
  • Continuing existing tenancies
  • Reviewing and organising documents
  • Technical condition report
  • Coordinating clearance and cleaning
  • Market value estimate as a basis for decisions
  • Coordinating with notary, tax adviser and co-heirs

Clearance and valuation are quoted at a fixed price before you commission them.

Frequently asked questions from heirs

We are several heirs and don’t agree. Can you help?

We put neutral facts on the table: condition, market value, rental income, refurbishment costs. That often takes the heat out of the discussion. A majority by inheritance shares is enough for management; a sale needs all co-heirs. Legal questions about dividing the estate are for your lawyer or notary.

Can you act before the certificate of inheritance is issued?

To secure the property, a written instruction from the heirs is usually enough – heating, insurance and keys can’t wait. For contracts that bind the estate, such as terminations or a sale, we need proof of inheritance or a power of attorney.

Do I need to update the land register?

Yes, the land register has to be corrected to show the heirs. If you apply within two years of the inheritance, the entry is free of charge at the land registry. It is a prerequisite for a sale anyway.

Is tax due when selling an inherited property?

Heirs take over the deceased’s holding period. If their purchase was more than ten years ago, a sale is usually free of income tax. Special rules apply to owner-occupation. Have this checked by your tax adviser.

Do you buy inherited properties yourselves?

Yes, on disclosed terms: we say so before any offer, charge no agent’s commission in that case and provide an independent valuation. A purchase is never a condition for working with us.

The deceased was a tenant. Do you also handle clearing the flat?

Yes. The tenancy doesn’t end on death; heirs and landlord each have a special right of termination that must be exercised within one month of becoming aware. We handle termination, clearance, handover and the deposit settlement.
