Estate agent
Sell with someone who can assess the building.
Most agents assess the location. We also assess the building fabric, and tell buyers up front what they’re taking on. That prevents renegotiation just before the notary appointment.
In short
We sell condominiums, houses and apartment buildings in the Nuremberg Metropolitan Region as estate agents. Our founder is an engineer and assesses the building fabric himself, and for properties we manage, all documents are already in hand. Our commission is 3.57% including VAT per side. If a property fits our own portfolio, we can make you a purchase offer instead. You decide.
Why selling with us gets you to the notary faster
An agent without access to the property’s management starts from scratch every time: requesting documents, reviewing resolutions, asking about the reserve. These are exactly the points that decide financing and price.
01
Complete documents from day one
Declaration of division, resolutions, annual statements, reserve balance and minutes: for properties we manage, they’re already in hand and checked. For all others, we obtain them before marketing starts.
02
Honest information on condition
Upcoming renovations, approved special levies and maintenance backlogs are stated in the exposé. That means fewer viewings, but a higher closing rate.
03
Valuation with real comparables
We value based on actual transactions in Nuremberg, Fürth and Erlangen, not on asking prices from property portals, and we name every premium and discount.
From instruction to handover
A sale in the metropolitan region usually takes ten to fourteen weeks from valuation to the notary appointment, longer for properties in need of renovation.
Week 1
Viewing and valuation
Fabric, building services, tenancy situation and documents, on site. Afterwards, you know the realistic price range, and we tell you whether we’ll act as your agent or make a purchase offer.
Weeks 2–3
Documents and exposé
Land register, declaration of division, floor areas, leases, energy performance certificate. We obtain whatever is missing. The exposé states the condition and resolutions instead of hiding them.
Weeks 4–8
Marketing and viewings
Property portals and direct contact with suitable buyers, individual appointments instead of group viewings, proof of financing before price negotiations.
Weeks 9–14
Notary and handover
Agreeing the draft purchase contract, accompanying the notarisation, handover with a report, meter readings and a list of keys.
Included in our agency service

Exposé and photography
Photos, floor plans and a description that doesn’t make the condition look better than it is.
Viewings with pre-qualification
Appointments go to prospects who can prove their financing.
Negotiation and purchase contract
Price negotiation, agreeing the notary’s draft, accompanying the notarisation.
Handover with report
Meter readings, keys, documents and, for condominiums, registering the change of owner with the management.
Frequently asked questions about selling property
How much does an estate agent cost when selling?
When a flat or single-family house is sold to a private buyer, buyer and seller have shared the commission equally since December 2020. With us, that’s 3.57% including VAT per side, or 2.98% for properties we manage. If only the seller instructed us, the buyer pays their share once the seller has demonstrably paid theirs.
How long does a sale take?
In the Nuremberg Metropolitan Region, usually ten to fourteen weeks from valuation to the notary appointment, longer for properties in need of renovation. A realistic starting price shortens this considerably.
Do you also sell let flats?
Yes. Let units appeal to different buyers: investors rather than owner-occupiers. The valuation is then based on rental income rather than comparable sales.
Do you also sell properties you don’t manage?
Yes. The process is the same; we request the documents from the current manager, which takes a little longer. If the flat is part of an association we manage, they’re already in hand, and the sale has no effect on how we manage the association.
Do I need an energy performance certificate?
Yes. It must be available at the viewing at the latest, its mandatory details belong in the listing, and it is handed over on sale. If it’s missing, you risk a fine. We obtain one if there is none or it is more than ten years old.
Will you buy my property yourselves?
If it fits our portfolio, yes, with no commission and no marketing. We tell you whether that’s the case after the viewing and before any conversation about price.

First the value, then the decision.
We look at the property and tell you what it would fetch on the market, and whether we would buy it ourselves. Both with no obligation.
