Quotes checked before you pay
An engineer checks quantities, items and prices in every larger quote and makes quotes comparable. On a refurbishment, that can move more than management costs in a whole year.
Fees
Your building is an investment. We manage it like one.
We are not the cheapest property manager, and that is deliberate. Our fee pays for the work that keeps your building’s value and saves you money and time: technically reviewed quotes, maintenance with a plan, and answers with the next step.
What the fee covers
A fee is not an end in itself. It should pay off for the association, in costs saved, in the value of the building and in time you don’t spend on your manager.

02
We plan maintenance over years and align it with the reserve. That keeps the value up, and major costs don’t arrive overnight as a special levy.
03
Your building has a fixed contact person, and every request gets an answer with the next step. You decide; we take care of the rest.
After the site visit, we quote a fixed price, in writing and including all additional services. What isn’t in the offer won’t turn up in the statement later.
The date is set in the management contract, and the statement shows where the service charges go and what the association can afford.
Your association can remove us at any time by simple majority. So we have to earn our fee again every year.
All prices include VAT. We give you your exact price in writing after the site visit.

WEG management: €480 is the minimum fee per property and month. Your price depends on units, year of construction and condition.
Both can be commissioned on their own, even if the rest of your management is elsewhere. The fees are listed on each service page.
We buy properties ourselves, but not every property fits our portfolio. In that case, we sell it for you, at 3.57% incl. VAT per side. The valuation beforehand is free.
Selling your property →From the number of units, the year of construction and the condition. We look at the property on site and then quote a fixed price, in writing and including all additional services. For WEG management, the minimum fee is €480 per property and month, incl. VAT.
Often because the contract is old. Many fees were agreed years ago and have barely been adjusted since, while wages, software and liability have become more expensive. The difference then comes out of the time spent on your building: inspections, quote reviews and answers. So compare with contracts from recent years, not with what an association has been paying for a long time.
Because we put more time into your building: technical quote reviews, inspections and maintenance with a plan. We don’t want to be the cheapest manager in Nuremberg, but the one whose fee pays off for the association.
Do the maths per flat. In an association with twelve flats, €8 more per flat and month comes to around €1,150 a year. A single reviewed quote for the roof, façade or heating can move more than that, as can a repair commissioned in time rather than as an emergency.
Additional owners’ meetings, supervising major renovations, the takeover when switching managers, and court proceedings for unpaid service charges. These and all other additional fees are priced in the offer before you sign, not discovered in the annual statement.
For owners’ associations, the association sets the term of appointment by resolution: by law at most five years, or at most three for the first appointment after the condominium is created. The association can remove the manager at any time; the contract then ends no later than six months afterwards. For rental and individual unit management, we agree twelve months.
We agree an adjustment in line with the consumer price index, at the earliest after twelve months. Without an index clause, you get the effect familiar from old contracts: the fee stays the same for years, and the time spent on your building declines accordingly.

Units, year of construction and condition determine the fee. Give us those three details, and we’ll work out the rest.
