Rental management

Rental management in Nuremberg, Fürth and Erlangen

Higher returns. Fewer calls from the caretaker.

For apartment buildings, mixed-use buildings and whole portfolios. We run your property like a business: with figures that add up, tenants who stay and a building that gains value.

What improves for your building

  • Fewer calls

Your tenants, caretaker and contractors have one point of contact – and it is no longer you. We only ask you when there is a decision to make.

  • Less vacancy

Notice comes in, marketing starts. We plan renovation and re-letting in parallel, so no months are lost.

  • Market rents

We regularly review the rent index and lease terms and use the legal scope for increases – without alienating your tenants.

  • Reporting you can follow

Income, expenses, open items and upcoming work – clear, regular, without you having to ask.

  • Service charges that hold up

On time, verifiable and with only chargeable items. Deliver the statement too late and you lose every additional payment – so we monitor the deadlines for you.

  • Repairs without back-and-forth

You set a budget. Up to that amount, we commission vetted specialist firms directly and let you know; above it, we obtain quotes and present them to you.

  • Emergencies around the clock

Burst pipe, heating failure, storm damage: through the emergency number, a contractor is sent straight away, at night and at weekends too.

In practice

How our rental management works.

Where you notice the difference: shorter vacancies, tenants who no longer call you, and figures you understand without asking.

01

A change of tenant without lost months

As soon as notice comes in, we plan renovation and re-letting in parallel. You see every step and know early when the flat will bring in rent again.

02

Your tenants call us, not you

Tenants, caretaker and contractors have one contact person with us. Repairs within your budget are booked directly with vetted firms, and you are simply kept informed.

03

Figures that show what your building earns

Rental income, costs, open items and upcoming work in one report. You see your building’s return without sorting bank statements yourself.

Scope

Commercial and technical, from one source

You remain the owner and make the decisions. We handle everything in between.

  • Letting and tenant selection
  • Rent accounting and arrears
  • Service charge statements
  • Rent adjustments and index-linked rents
  • Managing caretakers and service providers
  • Maintenance and modernisation
  • Statutory safety obligations
  • Insurance and claims
  • Owner reporting
  • Commercial leases

Charged separately are, for example, supervising major modernisations and court proceedings. What that means for your property is set out in the offer.

Frequently asked questions about rental management

What does a rental manager do?

A rental manager handles everything around letting on the owner’s behalf: tenant support, rent accounting, service charge statements, arrears, re-letting and maintenance. The owner remains the landlord and makes the decisions. Ravenica manages rental properties in Nuremberg, Fürth and Erlangen.

What is the difference between rental management, individual unit management and WEG management?

Rental management looks after a whole building owned by one owner. Individual unit management (SEV) does the same for a single rented-out flat within an owners’ association. WEG management looks after that association’s common property – roof, façade, stairwell – and is commissioned by the association, not by individual owners.

Do you manage a single flat?

Yes, from 1 unit. If the flat is part of an owners’ association, this is individual unit management. A minimum fee applies to single flats, which we state in our offer.

How much does rental management cost at Ravenica?

As a fixed amount per unit and month, depending on the size, type of use and condition of the property. After the property check, you receive a fixed offer – in writing and including all additional services, before you decide.

Do you also manage mixed-use buildings?

Yes. Buildings with shops, practices or offices on the ground floor are typical in Nuremberg and Fürth. We know the specifics of commercial leases and the VAT option.

Do I keep the decisions?

Yes. New leases, rent increases, terminations and spending above your budget are your decisions. We prepare everything so you can decide, and then implement it.

What happens if a tenant falls behind on rent?

Incoming rent is reconciled continuously. Arrears trigger a reminder, a formal demand and, if needed, a payment plan. From two months’ arrears, we discuss termination with you and, if you wish, hand over to our partner law firm.

Can I pass the management costs on to my tenants?

No. Under the German Operating Costs Ordinance, management costs are not chargeable to tenants. For let properties, however, they are usually tax-deductible as income-related expenses – for your individual case, please ask your tax adviser.

How does switching to you work?

You give us the leases, bank statements and the latest service charge statements. We inform your tenants about their new contact and bank details and take over from the agreed date. If you currently have a manager, their contractual notice period applies.
