Direct purchase

We buy your property. No agent, no marketing.

For owners who value speed, certainty and discretion over the last euro: you sell directly to us, with no listing, no viewings with strangers and no commission.

In short

We buy residential and mixed-use buildings in the Nuremberg Metropolitan Region for our own portfolio, including let properties and those needing renovation. You pay no commission, and there is no public marketing. The price is usually below what an open-market sale through an agent can achieve; in return, the sale is faster and predictable. Before you decide, you can have an independent valuation, paid for by us.

When a direct sale makes sense

The highest price isn’t every owner’s top priority. In these situations, something else matters more.

Maintenance backlog

The roof, heating or façade is due, and you don’t want to invest or walk buyers past the defects. We buy as is and assess the building fabric ourselves.

Community of heirs

Several heirs, different ideas, little time. A fixed price from one buyer often brings agreement faster than months of marketing.

Let apartment building

Tenants stay, leases continue, and viewings in occupied flats are almost entirely avoided.

Discretion and predictability

No listing, no neighbours finding out about the sale, and a notary appointment that fits your schedule.

Direct sale or agent: an honest comparison

A direct sale usually brings less than an open-market sale, because we carry renovation, vacancy and letting risk ourselves and price them in. What you get in return:

Direct sale to us

One buyer, one offer, one notary appointment. No exposé, no viewings, no risk of a buyer’s financing falling through just before the appointment.

Sale through an agent

The market sets the price. Several interested buyers can push it up; in return it takes longer, and nothing is certain until notarisation.

What we buy

Location

Nuremberg, Fürth, Erlangen, Schwabach and the neighbouring districts.

Property type

Apartment buildings, mixed residential and commercial buildings, and individual condominium flats.

Condition

Including properties needing renovation. We assess the fabric ourselves and list the measures we’ve priced in.

Tenancy

Vacant or let, including rents below market level.

Not for us

Owner-occupied single-family houses and properties outside the region. For those, we’d rather sell for you as your agent.

How a direct purchase works

Step 1

Conversation and documents

You describe the property by phone or via the form. To start, a land register extract, leases and whatever else you have are enough.

Step 2

Viewing

We look at the fabric, building services and tenancy situation on site. Afterwards, we tell you whether we’d like to buy, or whether selling through an agent would serve you better.

Step 3

Written purchase offer

With the price and our reasoning: which measures we’ve priced in and why. On request, an independent expert also values the property, at our expense.

Step 4

Notary and handover

The notary drafts the purchase contract, and we schedule the appointment around you. Handover with a report and meter readings.

What we commit to

Independent valuation

On request, an independent expert values your property before you decide. We pay for it.

No dual role

If we make you a purchase offer, we won’t act as your agent for the same property.

No obligation

An offer commits you to nothing. You can offer the property elsewhere at any time.

No commission

You pay neither commission nor marketing costs. Notary and land register fees are customarily paid by the buyer, which means us.

Frequently asked questions about selling directly to us

Do you pay less than a buyer on the open market?

Usually, yes. We carry renovation, vacancy and letting risk ourselves and factor them in. How big the gap is depends on the property, which is why we offer the independent valuation: you know the market value before you judge our offer.

What if your offer is too low for me?

Then you decline, at no cost to you. We won’t act as your agent for the same property afterwards: having wanted to buy it ourselves, we’d have an interest in a low price.

Do you buy let properties?

Yes, especially those. Existing leases transfer to us with ownership; for your tenants, initially only the landlord changes.

Do I need to repair anything before selling?

No. We buy as is. The measures we’ve priced in are listed in the offer, so you can follow how we arrived at the price.

Do you buy inherited property?

Yes. For a sale, all co-heirs need proof of inheritance and must agree. What should happen to the property until then is described on our inherited property page.

How quickly does a direct sale go through?

Usually a few weeks from viewing to the notary appointment, depending mainly on the documents and the land register. We agree the date with you.

An offer costs you nothing.

We look at the property and tell you honestly whether we’d like to buy it, and whether an agent might be the better choice for you.
